Pradhan Mantri Awas Yojana — Gramin
Pradhan Mantri Awas Yojana — Gramin replaced the Indira Awas Yojana (IAY) in April 2016. It provides financial assistance to rural households for constructing a pucca house (permanent, quality house) with basic amenities including a kitchen, toilet (under SBM-G), electricity connection (under Saubhagya), and LPG connection (under Ujjwala Yojana). This convergence with multiple government schemes makes PMAY-G a comprehensive rural housing solution.
**Benefit Amounts:**
- ₹1,20,000 in plain areas
- ₹1,30,000 in hilly states (Himachal Pradesh, Uttarakhand, J&K), Northeastern states, and IAP (Integrated Action Plan) districts (LWE areas)
The payment is made in 3 tranches directly to the Aadhaar-linked bank account:
- First tranche: ₹40,000–₹43,333 on approval
- Second tranche: On completion of lintel level (walls up to window level)
- Third tranche: On roof casting completion
**Who selects beneficiaries?** Beneficiaries are NOT selected by applications — they are drawn from the SECC 2011 (Socio-Economic and Caste Census) permanent waiting list. The list is based on housing deprivation criteria: households in zero, one, or two-room kutcha/unserviceable houses. Priority is given to SC/ST households, freed bonded labourers, minorities, widows, and differently-abled persons.
**Construction quality:** Every house must be constructed using local materials and design but must be a pucca structure (brick/stone/RCC construction). The construction is monitored through geotagged photos uploaded by the beneficiary on the AwaasApp at every milestone.
**MGNREGS convergence:** Beneficiaries are entitled to 90 days (plain) or 95 days (hilly) of unskilled wage employment under MGNREGS for construction labour — at the prevailing MGNREGS wage rate. This provides an additional ₹20,000–₹35,000 worth of income support during construction.
**AwaasSoft MIS:** The scheme runs on a powerful digital monitoring platform (AwaasSoft) — every rupee disbursed, every geotagged photo, and every construction milestone is digitally tracked in real time.

Step 4: Block/District level approval and sanction order issued
Step 5: Aadhaar-linked bank account details submitted — first tranche released

My name is not in the SECC 2011 PMAY-G list. Can I still apply?
PMAY-G is primarily for SECC 2011-listed households. However, if you are genuinely houseless and were missed, States can include households through an 'Awaiting Verification' (AV) list or local appeals process approved by the Gram Sabha. Contact your Gram Panchayat or Block Development Officer (BDO) and explain your situation. Some states have additional state-funded rural housing for households missed by SECC.
How much money will I get for PMAY Gramin and in how many instalments?
₹1,20,000 in plain areas or ₹1,30,000 in hilly/NE/IAP areas, paid in 3 instalments: First: ₹40,000–₹43,333 on sanction; Second: similar amount on lintel/window-sill level completion; Third: balance on roof casting. All payments go directly to your Aadhaar-linked bank account.
How do I check the status of my PMAY Gramin house?
Visit pmayg.nic.in → 'Awaassoft' → 'Beneficiary Search' → enter your PMAY registration number, name, or Aadhaar number. You can see tranche payment dates and amounts. Alternatively, use the AwaasApp on your smartphone.
Can I build any type of house under PMAY Gramin?
The house must be a pucca structure — brick, stone, or RCC (reinforced concrete) construction. Kutcha materials (mud walls, thatched roof) are not permitted. However, you can use local construction materials and designs that are pucca in nature. The minimum size is 25 sq. m (approximately 269 sq. ft) with a kitchen.
What is the AwaasApp and is it mandatory?
AwaasApp is the official monitoring app for PMAY-G construction. Beneficiaries must upload geotagged photos of their house at each construction milestone — foundation, lintel level, and roof casting. Without these photos, the next tranche is not released. Download it free from Google Play Store and take photos at your construction site.
Can I get PMAY Gramin money and also MGNREGS wages for the same house?
Yes — this is specifically planned. You are entitled to 90 days (plain areas) or 95 days (hilly/NE areas) of MGNREGS wages for unskilled labour during house construction. This is IN ADDITION to the ₹1.2/1.3 lakh grant. Apply for an MGNREGS Job Card at your Gram Panchayat and request work for house construction.
Is the PMAY Gramin grant taxable?
No. The PMAY-G grant is a welfare benefit, not income. It is not subject to income tax. You do not need to declare it in your income tax return.
